A seasoned professional recommends that while you're looking for the perfect spot, you get as prepared as possible:

Establish your budget range - This cushion between what you would like to spend and what you can afford to spend is crucial to the building process. A budget range leaves room for those things you didn't know you needed or wanted... That perfect knoll top setting, may require a more expensive septic system... Or, three living room windows looked fine on the plan, but your waterfront property really cries out for a whole wall of glass....

Determine your mode of financing   -   There are several ways to finance a new construction project.     

Select a competent, reliable builder - Ask to see a reference list of three or more former customers.

Review house plans - Narrow it down to one or two, then arrive at a preliminary house price with your builder

Looking for land? Let us help you look. We have access to all MLS listings, knowledge of possible upcoming listings and contacts with Owners and Developers who are not in MLS. Often we have information on Septic Designs, necessary site work, etc.

Found the land? Make sure your offer is contingent upon review by your builder. This review should include: site work, septic plan, well location, easements etc.
